CONSTRUCTION

Scan.Ninja’s approach to laser scanning in construction can provide a constant and on-going record of the construction process on a floor by floor basis, to allow quick and robust checking of the as built structure to the design drawings.  Easy cross checking of slab cut outs, verticality of steels , slab edges and tolerance of floor grading before and after screed.

It is also useful to determine as built window openings and for pre-calculation of proposed Gross or Net Internal Areas, based on current upright positions, and providing accurate recording of pre- and post strip conditions, as well as accurate location of remaining or redundant M&E allowing integration with upgraded plant and clash avoidance.

RESIDENTIAL PROPERTY

Getting Scan.Ninja involved in laser scanning within the residential sphere can provide a multitude of benefits to development teams and home owners; primarily for producing accurate floor plans and elevations, the excess 3D data provides a mechanism for the recording of the current fabric and features of the property.

Laser scanning is particularly useful for interior design planning, remodelling or refurbishment.  Everything that can be seen can be recorded ie furniture, skirting and architrave profiles, wall hangings, light switch sizes and positions, ornate ceilings and even floor tile spacings.

 

COMMERCIAL PROPERTY

Scan.Ninja provide a highly robust and accurate method for the recording of office and retail spaces. This can be used for the determination of internal areas particularly useful in terms of GIA, NIA , IPMS or ITZA.

Confidence in area calculations can be gained, particularly with regards to NIA or IPMS measurement standards. Contentious disagreements with the exceptions relating to areas with under 1.5m headroom or the determination of the Internal Dominant face can easily be avoided.

Our approach to commercial property scanning also provides a 3D record of the demise, not only do you get confidence in the calculated areas and highly accurate general arrangement plans, but the point cloud also provides a direct record of the current uses of areas of the property at the time of survey to ensure tenants are conforming to their agreements.

This data can be further interrogated to differentiate between floor finishes, show defects in floors and walls, provide information on the current suspended ceiling grid including any attached M&E.

 

HERITAGE

A more intense approach is needed for the historic recording of listed properties if the intention is to develop clients area to be able to fulfil planning conditions from pre-app to full from one single visit.

Scan.Ninjas fully detailed point clouds can be interrogated over and over again throughout the planning process, thus, as imposed conditions become more critical, specific details can be added to existing drawings to satisfy these conditions.

A further advantage of commissioning a laser scan survey, particularly on external elements is the ability to provide direct and accurate evidence of similar conditions on neighbouring or adjacent buildings.

 

RIGHTS TO LIGHT

Scan.Ninja’s can provide confidence in RTL matters.  A correct grade laser scan provide an accurate determination of window openings and prove current hindrance to list from existing features such as trees, overhangs and projections, signage boards or walls.  Using various unobtrusive methods, Scan.Ninja’s have the ability to provide evidence of neighbouring internal wall and ceiling positions for affected rooms without the need to gain access.

Scan.Ninja’s have the ability to produce a full 360/270 scan dome.  Each scan provides ample information to accurately show the surrounding environs, including adjacent building frontages and heights and the discrete capture of other neighbourly matters.

 

RESTRICTED ACCESS

Given the non-contact and remote survey capabilities of laser scanning, it is possible to undertake surveys of busy and chaotic environments without the need to disrupt the everyday use of the area in question, whether this be a busy rail terminal, road or motorway junction, construction site, processing plant or factory.  Scan.Ninja’s experience and skills ensure that disruption is kept to a minimum.

These skills are easily transferable to other working situations, such as leisure centres or golf courses, where the customer experience must be maintained.

 

DEFORMATION

Despite what you may think, laser scanning does not work solely on the visible spectrum.  It is possible to measure the intensity of the reflected light.  This not only provides the obvious ability to determine finishes, but also allows the user to see any defects repaired with differing materials.  Also, given the real-time ability of the scan process, it is possible to accurately and quickly show any deformation from as designed specifications, typically shown as either a hot spot model of the individual scan points or a deviation drawing.
